Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm and check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Note that there is no access from the inside of the house to the lower level. Head outside and around the house to access the lower level.
- While enjoying your stay at Kikis Hideaway, you have access to most amenities inside of Eagles Nest.
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
Policies and Rules
- This home is not pet friendly. No pets are allowed.
- No smoking inside the home. No trace of smoking left outside the home.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
Fees and Payments
- All stays at Eagles Nest homes have an additional amenity fee in order to maintain the facilities and features in the development.
- Eagles Nest Winery day passes are available onsite for $25.00 each.
- The summer concerts are open to all guests; there may be an admission fee per person and a cash bar for food and drinks.
- Firewood is not provided at the home but may be purchased in advance from our office with at least one week (7 days) notice. Firewood is $25/day for 2 bundles of wood and a Firestarter log.
- CANCELLATION POLICY: Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
Parking and Vehicle Information
- The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.
- Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Utilities and Amenities Access
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
- All BRMR homes offer kitchens with utensils and cooking basics. A starter set of paper products is provided: one roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These are enough for one to two nights. Hair dryers are not provided. Towels and linens are provided.
- Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p, Sat & Sun 1p-7p. All visitors at the winery must be 16 years or older. This is strictly enforced.
Construction and Noise
- Eagles Nest is a developing community with construction currently going on in several neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.

- During your stay at Kikis Hideaway, you have access to most amenities inside Eagles Nest, including:
- Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 General Store
- North Pavilion: Ball Field, Sportsman's Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
- Camp (BYO Equipment): Tennis Courts, Pickleball, Disc Golf, Archery (Restrooms and Pavilion coming soon!)
- Vineyard: Food and Wine served
- Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit the Off Road Adventures website.
